These are questions buyers commonly wish they had asked **before** the promesa was signed.
About the property
- May I see the current deed and the prior deed?
- Is there a lien certificate dated within the last 30 days?
- Are predial, water, and HOA accounts current, and may I see receipts?
- Are all structures permitted, and are the permits on file?
- Does the registered description match the physical boundaries?
About the seller
- Is the seller the registered owner, or is a power of attorney being used?
- If married, has the spouse signed?
- Are there pending claims, divorces, or successions affecting title?
About the process
- Who is the escrow company, and may I see written escrow instructions?
- Which notario, and may I see the written cost estimate?
- Which trustee bank, and what is the written fee schedule?
- What is the SRE permit timeline, and what happens if it is delayed?
