  • Are you a brokerage?

No. Baja Property Insider is not a real-estate brokerage. We do not list properties, represent buyers or sellers, negotiate offers, or earn commissions on any transaction. We are an independent educational platform that helps foreign buyers understand the process before they commit.

  • Do you provide legal advice?

No. We are not a law firm and we do not provide legal advice. Our articles, checklists, and case files are educational reference material. When a question requires legal counsel, we make it easy to reach an independent attorney partner directly. Any attorney-client relationship is formed only between you and that attorney — not with Baja Property Insider.

  • What exactly do you do, then?

We publish neutral, plain-language guidance for foreign buyers exploring property in Baja California Sur — fideicomiso basics, closing process, due diligence, notario and attorney roles, construction, title, and common pitfalls. Think of us as a public library, not a sales channel.

  • Do you earn commissions or referral fees?

We do not earn real-estate commissions. Baja Property Insider is funded as an independent educational resource. When we introduce a buyer to the independent attorney partner, you engage that attorney directly under their own terms.

  • Is the information on this site legal advice I can rely on?

No. Everything published here is general educational information and may not reflect your specific situation or the most current law. Always confirm important decisions with a qualified Mexican attorney and your notario before signing anything.

  • Who is the independent attorney partner?

Gerardo Sánchez Aramburu is an independent Mexican attorney who works with foreign buyers in Baja California Sur. He is not employed by Baja Property Insider. Consultations booked through this site are between you and his practice.

  • Do you recommend specific properties, agents, or developers?

No. We do not endorse listings, agents, brokerages, or developers. Our role is to help you ask better questions and verify what matters — the decision and the professionals you hire are yours.

  • How do you verify the information you publish?

We cross-check guidance against Mexican federal and Baja California Sur state law, public notario and SAT resources, and review by our independent attorney partner before publication. See our [How We Verify Information](/how-we-verify) page for details.
