A licensed surveyor re-marks the boundaries from the registered measurements. Fences, walls and neighbours' assumptions drift over years; the registered survey is what governs. Finding a discrepancy now is a conversation — finding it after the foundation is poured is a dispute.
Request the current uso de suelo and the building parameters: height limits, setbacks, coverage and parking requirements. Rules change between when you bought and when you build, so use today's document, not the one from the purchase file.
Ask the water utility what connection size and supply the parcel supports, and the power utility the same. A large house on a small water connection is a permanent constraint, not an inconvenience. Get capacity answers in writing before the design assumes them.
Permit applications and bank procedures stall on arrears. A current predial receipt and a trust in good standing are prerequisites you control — confirm both before the permit paperwork starts, not when an office asks for them.
